Homes in Oak Grove, SC sold for a median of $259,876 over the three months ending September 2026, according to Redfin. That's up 8.3% from a year ago, and homes went under contract in a median of just 27 days. Redfin also ranked Oak Grove the #2 most competitive city in South Carolina by its Compete Score. In a fall market where a lot of the Midlands has slowed down, Oak Grove hasn't gotten the memo.
I'm Joe Michel, a Realtor with Coldwell Banker Realty on the Patrick O'Connor Team, the #1 Coldwell Banker team in South Carolina. Here's how I'd size up Oak Grove for a buyer this fall, with real numbers and no fluff.
Where is Oak Grove, and what's it like to live there?
Oak Grove is an unincorporated community in Lexington County, sitting between the town of Lexington and West Columbia. Mailing addresses split between the 29073 (Lexington) and 29170 (West Columbia) ZIP codes, so don't be surprised when two houses on neighboring streets show different city names.
The housing stock is mostly established single-family homes. Homes.com describes a lot of 1970s-era brick ranches on compact lots, mixed in with newer subdivisions and some townhomes. Recent Redfin sales give you a feel for it:
- 115 Bradford Hill Dr sold for $279,900 (3 bed, 2 bath, 1,937 sq ft) on Oct. 6
- 524 Oak Dr sold for $247,300 (3 bed, 2 bath, 1,988 sq ft) on Oct. 6
- 3136 Woodsen Cir sold for $248,000 (4 bed, 1.5 bath, 1,620 sq ft) on Oct. 2
- 260 Summer Walk Ct sold for $235,500 (3 bed, 2 bath, 1,236 sq ft) on Sept. 28
- 168 Parkwood Dr sold for $208,000 (3 bed, 2 bath, 1,195 sq ft) on Oct. 7
That's real three-bedroom housing in the low-to-high $200s, a price band that's getting harder to find closer to downtown Lexington or the lake.
How much does a home in Oak Grove cost in 2026?
Depending on whose data you read, the typical Oak Grove home lands between about $242,000 and $263,000:
| Source | Metric | Number | |---|---|---| | Redfin | Median sale price (3 mo. ending Sept.) | $259,876 (+8.3%) | | Realtor.com | Median sold price (Sept.) | $262,500 | | Realtor.com | Median listing price (Sept.) | $258,395 | | Realtor.com | Price per sq ft | $161 | | Homes.com | 12-month median | $250,000 | | Zillow | Home value index (Aug. 31) | $241,969 |
Compare that to the broader Lexington market. The Consolidated MLS (CMLS) Area 11 median was $309,900 in September. So Oak Grove runs roughly $50,000 under the Lexington area median.
What would my monthly payment be in Oak Grove?
With Freddie Mac's 30-year fixed average at 7.32% (week of Oct. 22, 2026), here's the principal-and-interest math on a median-priced home. Taxes, insurance and any HOA come on top.
- Oak Grove at $259,876: about $1,696/month with 5% down, or about $1,428 with 20% down
- Lexington Area 11 at $309,900: about $2,022/month with 5% down, or about $1,703 with 20% down
That's roughly $326 a month in your pocket at 5% down for choosing Oak Grove over the area median. Realtor.com puts the median Oak Grove rent at $1,875, so a buyer with a solid down payment can land at or under rent on principal and interest. If you're weighing that decision, our rent vs. buy breakdown for Lexington walks through it.
Is the Oak Grove market competitive right now?
Yes, more than most of the Midlands. Here's what Redfin's numbers say:
- Compete Score: 73 out of 100, "Very Competitive"
- 22.5% of homes sold above list price, up 3.7 points from last year
- Hot homes sold around list price and went pending in about 16 days
- Average homes sold about 2% under list and went pending in about 32 days
Compare that to the Lexington area as a whole, where September homes averaged 52 days on market. Oak Grove is moving almost twice as fast.
But here's the twist: 44.3% of Oak Grove listings had a price drop, up a big 15.7 points from a year ago. Sale-to-list slipped to 98.2%. So it's really two markets. The clean, well-priced homes get multiple offers fast. The overpriced or tired ones sit and get cut. Your strategy should depend on which kind of house you're writing on.
Is there enough inventory in Oak Grove?
Inventory is tight but loosening. Realtor.com counted 68 active listings in September, up 23% from August. Homes.com estimates about 2.8 months of supply, which is still seller-leaning (around 6 months is usually called balanced). Redfin counted 50 sales in September, up from 48 a year earlier.
Translation: you won't have dozens of choices at any one time, so get pre-approved and set up alerts before you start touring.
What about schools and flood risk in Oak Grove?
Redfin lists Springdale Elementary (GreatSchools 7/10) and Oak Grove Elementary (6/10) among nearby schools. Always verify school zoning for a specific address directly with the district, because boundaries change and they don't follow ZIP codes.
On flood risk, First Street's Flood Factor rates Oak Grove minor, with about 2% of properties (67 homes) at risk of severe flooding over 30 years. That's low, but still worth checking address by address, especially near creeks.
Who is Oak Grove a good fit for?
From what I'm seeing, Oak Grove makes the most sense for:
- First-time buyers who want a single-family home with a yard in the $200s, inside Lexington County
- Move-down buyers and retirees who want a one-story brick ranch without a big HOA
- Investors looking for rentable three-bedrooms near a strong rental market, with median rents around $1,875
- Buyers priced out of Lexington proper who still want a reasonable drive to Lexington and West Columbia
It might not fit if you want brand-new construction everywhere you look, lake access, or large acreage. For those, we'd look at places like Red Bank, Gilbert or the Lake Murray side.
How should I write an offer in Oak Grove this fall?
My team's approach depends on the house:
- For a fresh, well-priced listing: Expect competition. Come in strong on price and terms, keep your inspection contingency, and be ready to move inside the first week or two.
- For a listing that's had a price cut or has been sitting past 30 days: You have room. Ask for closing cost credits, or use a seller credit to buy down your rate. At 7.32%, a buydown often saves more per month than the same dollars off the price.
- For older ranches: Budget for roofs, HVAC, plumbing and electrical. A good inspection on a 50-year-old home is not optional.

Should Oak Grove homeowners think about selling now?
If you own in Oak Grove, you're in one of the stronger seller pockets in the state. Prices are up 8.3% year over year and well-presented homes are going pending in a couple of weeks. The catch is that nearly half of listings had to cut their price, so pricing it right on day one matters more than ever. Our guide on how to prepare your home to sell covers the prep that actually pays off.
