A three-bedroom rental in Lexington averages $1,899 a month right now, according to Zillow's rental data updated October 21, 2026. Buying the median Lexington home, about $339,838 per Redfin, with 5% down at Freddie Mac's 7.32% average rate (October 22) runs about $2,218 a month in principal and interest.

So on paper, renting is cheaper by roughly $320 a month before taxes and insurance. But that's not the whole answer. I'm Joe Michel with the Patrick O'Connor Team at Coldwell Banker Realty, and here's how I'd think through rent vs. buy in Lexington this fall.

What does it cost to rent in Lexington, SC in 2026?

Zillow's Lexington numbers as of October 21, 2026:

  • Average rent (all sizes): $1,900
  • 1 bedroom: $1,200
  • 2 bedrooms: $1,437
  • 3 bedrooms: $1,899
  • 4 bedrooms: $2,340
  • Available rentals: 145

Rent has been basically flat. Last October the average was $1,875; this October it's $1,900. Zillow rates the rental market as "warm," and Lexington rent runs about 5% below the national average. With only 145 rentals on the market at any one time, good three- and four-bedroom houses in the better school zones don't sit long.

What does it cost to buy in Lexington right now?

Two ways to look at the price:

  • Redfin, Lexington city: median sale price $339,838 over the three months ending September 2026, down 12.1% from a year ago. Homes sold in a median of 41 days, at 98.7% of list price.
  • CMLS Area 11 (greater Lexington): median $309,900 in September 2026, with 146 closings and 506 homes available, per the report Hubrec published October 13.

Here's the monthly principal and interest with 5% down at 7.32%:

| Price | Down payment | Loan | P&I per month | | --- | --- | --- | --- | | $309,900 (Area 11 median) | about $15,495 | $294,405 | about $2,022 | | $339,838 (Redfin city median) | about $16,992 | $322,846 | about $2,218 |

Property taxes, homeowners insurance and mortgage insurance (on less than 20% down) come on top. Your lender will quote those exactly, so get a real pre-approval before you compare.

One South Carolina detail helps buyers: an owner-occupied primary residence is assessed at 4% instead of the 6% rate investors and second-home owners pay. If you buy and live in the home, file for the 4% legal residence rate with Lexington County. It makes a real difference in the tax bill.

Is renting really cheaper than buying in Lexington?

Month to month, usually yes, by a few hundred dollars at the median. With 5% down at 7.32%, the price where principal and interest matches $1,899 rent is about $291,000. Below that, buying can beat renting even before you count equity. Above it, you pay more each month to own.

But part of a mortgage payment isn't a cost. On the $339,838 example, about $3,082 goes to principal in year one. That's money you keep. Rent, at $1,899 a month, is about $22,788 a year that you don't get back.

And rent doesn't stay put forever. A fixed-rate mortgage does. Your principal and interest in year ten is the same as year one, and if rates drop, you can refinance.

When does it make more sense to keep renting?

I'll be straight with you. Renting is the smarter move if:

  • You might move within two to three years. Buying and selling both cost money. If you're likely to leave the area soon, those costs can wipe out your equity.
  • You don't have a cushion. If the down payment would drain your savings, wait. A water heater or HVAC repair in the first year shouldn't put you in a bind.
  • Your job or income is about to change. Lenders want stable income, and so should you.
  • You haven't picked the area yet. Newer to the Midlands? Renting for a lease term lets you learn Lexington, Chapin, Irmo and the lake before you commit.

When does buying make more sense?

Buying usually wins if:

  • You plan to stay five years or more. That gives time for principal paydown and appreciation to add up.
  • You can find a home near or under about $291,000, where your payment lands close to rent.
  • You want control. No landlord, no lease renewal surprise, and you can paint, fence the yard or get a dog.
  • You're buying in a buyer-friendly market. And right now, you are.

Is fall 2026 a good time to buy instead of rent in Lexington?

For buyers who are ready, this is one of the better windows we've had in a while. Redfin shows 43.1% of Lexington homes had a price drop over the last three months, and homes are taking 41 days to sell, up from 28 a year ago. Area 11 has 506 homes available, up 19.3%. More choices means more room to negotiate.

Rates are also moving the right way. Freddie Mac's 30-year average fell to 7.32% this week from 7.40%. It's still above last year's 6.19%, so you can't count on rates alone. What you can do is negotiate. Many sellers today will pay closing costs or fund a rate buydown. How do I decide between renting and buying?

Here's the simple test I walk clients through:

  1. Get pre-approved. Know your real payment with taxes and insurance, not a guess.
  2. Compare that payment with the rent for the same size home. Use the same bedroom count.
  3. Count your timeline. Under three years, lean rent. Five years or more, lean buy.
  4. Keep a cushion. After closing you should still have savings for repairs and emergencies.
  5. Look at what's actually for sale in your price range. Townhomes and homes near the $291,000 line can change the math. See Should I Buy a Townhome or a Single-Family Home in Lexington, SC in 2026?
