Homes in the 29073 ZIP code, which covers Red Bank and the south side of Lexington, sold for a median of $279,900 over the three months ending August 2026, according to Redfin. That's up 4.2% from a year ago, and it's about $34,000 under the $314,000 year-to-date median for the broader Lexington area in Consolidated MLS (CMLS) data. So if you've been priced out of the town of Lexington or Lake Murray, Red Bank is one of the first places I'd look.
I'm Joe Michel, a Realtor with Coldwell Banker Realty on the Patrick O'Connor Team, the #1 Coldwell Banker team in South Carolina. Here's how I'd size up Red Bank for a buyer this fall, using real numbers rather than vibes.
Where is Red Bank, and what are you buying there?
Red Bank is an unincorporated community in Lexington County, south of the town of Lexington. It shares the 29073 ZIP with parts of south Lexington, so the ZIP-level numbers below include more than Red Bank alone. That's normal for Midlands data, and it's why I pair ZIP stats with community-level stats.
What you'll mostly find is single-family homes: older brick ranches on bigger lots, 1990s and 2000s subdivisions, and newer construction communities. Realtor.com puts the Red Bank median listing price at $272,500 in August 2026 and the price per square foot at about $150. Redfin's ZIP-level median sale price per square foot is $145, down 4.0% year over year. In plain terms, you're getting more house per dollar here than in most of Lexington proper.
How competitive is the Red Bank market right now?
It's competitive, but it isn't a free-for-all. Redfin gives 29073 a Compete Score of 63 out of 100, which it calls "somewhat competitive." Here's the rest of the picture for the three months ending August 2026:
- 297 homes sold in August, up 7.6% from 276 a year earlier.
- Median days on market: 46, which is 10 days longer than last year.
- Sale-to-list price: 99.0%.
- 22.6% of homes sold above list price, up 3.7 points.
- 33.5% of listings had a price drop, up 2.2 points.
Those last two numbers tell the real story. Roughly one home in five sold over asking, and about one in three had to cut its price. The well-priced, move-in-ready homes still get competition. Redfin says "hot homes" go pending in about 24 days at around list price. The rest sit, and they negotiate. The average home goes pending in about 50 days at roughly 1% under list.
For comparison, the neighboring 29072 ZIP (central and north Lexington) has a Compete Score of 58, with average homes selling about 2% under list in about 53 days. Red Bank is actually a touch tighter than central Lexington right now, mostly because so many buyers are shopping in the under-$300,000 range.
Is inventory growing or shrinking in Red Bank?
It's holding fairly steady. Realtor.com counted 139 homes for sale in Red Bank in August 2026, down 4.8% from a year earlier. Median days on market there was 37 days, about 10% faster than last year.
That's different from the wider Lexington area, where CMLS shows 517 homes available, up 32.9% year over year. Lexington buyers have more selection than they've had all year. Red Bank buyers have about the same selection as last year, at a lower price point. If you want choice, widen your search to include both. If you want value, Red Bank is where the math works.
What does a Red Bank home cost per month at 7.40% rates?
Freddie Mac's weekly survey had the 30-year fixed rate at 7.40% on October 8, 2026. That's the seventh straight weekly increase and up from 6.30% a year ago. Rates are the biggest swing factor in your payment right now, so here's the principal-and-interest math on a 30-year loan at that rate:
| Purchase price | Down payment | Approx. monthly P&I | |---|---|---| | $279,900 (29073 median) | 5% | about $1,842 | | $279,900 (29073 median) | 20% | about $1,551 | | $314,000 (Lexington area YTD median) | 5% | about $2,065 |
Taxes, homeowners insurance, mortgage insurance and any HOA dues come on top of those numbers, so get a full quote from your lender.
Here's the comparison that matters to a lot of renters. Realtor.com puts the median rent in Red Bank at $1,849 a month. At the median price with 5% down, principal and interest land right around that number. Your all-in payment will run higher once you add escrow, but you'd be building equity instead of paying a landlord's mortgage. That's the same math I walked through in my post on how much house you can afford in Lexington at today's rates.
What about schools?
Red Bank is served by Lexington County School District One. Redfin's school list for 29073 includes Midway Elementary (GreatSchools rating 10/10), Rocky Creek Elementary (9/10), Lake Murray Elementary (9/10), New Providence Elementary (9/10) and Red Bank Elementary (8/10). Attendance zones follow street lines, not ZIP codes, so always confirm the zoned schools for the exact address with the district before you write an offer. Ratings are one input. Visit the schools if they matter to you.
Are there risks a Red Bank buyer should check?
Yes, and they're the same ones I check anywhere in the Midlands:
- Flood zones. Redfin's First Street data rates 29073 as a "minor" flood risk, with about 1% of properties (281 homes) at risk of severe flooding over the next 30 years. That's low, but it's not zero. Pull the FEMA map for the specific lot, especially near creeks.
- Older systems. Many Red Bank ranches are 30 to 50 years old. Budget for the roof, HVAC, water heater, and septic if the home isn't on sewer. A good home inspection plus a septic inspection where it applies will pay for itself.
- Lot lines and restrictions. Bigger lots are a big part of the draw, but check for HOA covenants, easements and anything that limits sheds, shops or fences before you fall in love.
- New construction comparisons. Builders in the area often offer rate buydowns or closing-cost help. Compare the total cost of a resale home against a builder incentive, not just the sticker price.
Who is Red Bank a good fit for?
From what the numbers show, Red Bank makes the most sense for:
- First-time buyers who want a single-family home under $300,000 in Lexington County.
- Move-up buyers who care more about yard space than a Lexington town address.
- Investors looking at long-term rentals, since median rent near $1,849 and a median price under $280,000 make the numbers worth running.
- Lexington One families who want district access at a lower entry price.
It's probably not the best fit if you want walkable downtown dining or lake access at your door. For that, compare it with what you'd pay closer to Lake Murray. I broke down that premium in my post on how much more a Lake Murray home costs than one in Lexington.
How should I make an offer on a Red Bank home this fall?
Let the listing tell you how hard to push. If a home is fresh, priced right and getting showings, you'll likely need an offer near list, since about 22.6% of 29073 homes sold above asking. If it's been sitting past the 46-day median or has already cut its price, there's usually room to negotiate on price, closing costs, or repairs.
Joe Michel's team pulls the recent closed sales for the exact street and subdivision before you write anything, so your offer is based on comps, not a ZIP-wide median. You can see the kinds of results the team gets on the recently sold page, and our buyer resources walk you through the process step by step.
