How this is different

Steps to work with Joe

Four things before the first Saturday tour

Talk to Joe first

Start the buyer form or call 803-553-6438. Budget, timing, schools versus commute, new versus resale, and whether you have to sell first — we settle that before you tour a street that does not fit.

Get fully underwritten

Pre-qualification is not enough when priced-right homes still close near list. The team’s preferred local lender is Joel Wall at Guaranteed Rate Affinity. Ask Joe to connect you — a local file reads cleaner to Midlands listing agents.

Sign a buyer’s agency agreement

South Carolina requires it. We cover compensation before the first showing so there are no surprises at the closing table.

Search on-market and off-market

Start with live team inventory, then we look past the MLS using homeowner relationships, past listings, and the team’s Midlands network. Off-market work is for committed clients, not anonymous portal clicks.

How we get paid

Buyer-agent compensation is negotiated. We cover it before you tour.

Same structure already published on Joe's Lexington buyer how-to. The fee in the buyer-agency agreement is typically 3% to Coldwell Banker.

Most common

When we write an offer, we request the seller pay a 3% commission to Coldwell Banker at closing, matching the buyer-agency agreement. If the seller agrees, you do not owe additional buyer-agent commission at closing.

Seller counters lower

If the seller offers less than 3% — 2.5%, for example — we negotiate the full amount first. If they will not cover the difference, that gap is your responsibility at closing. We tell you before you chase the house.

Unlikely: seller offers nothing

If a listing offers no buyer-brokerage compensation and we cannot negotiate our fee with the seller, the 3% in your agreement is due from you at closing. Ask your lender whether any balance can be financed.

Great representation is not free, and thin representation is expensive. Joe negotiates the terms that actually move a Midlands deal: price, concessions, contingencies, repairs, inclusions, and the closing date — not just the headline number.
