Is Leesville, SC a Good Place to Buy a Home in 2026?
Leesville is two markets in one ZIP code: Lake Murray homes like Harbour Watch sold for $475K to $532K in September, while in-town and rural homes sold for $165K to $255K. With a 70-day median and 44.8% of listings cutting price, buyers have room to negotiate…
Homes in the 29070 ZIP code around Leesville sold for a median of $528,345 over the three months ending September 2026, according to Redfin. That's up 19.4% from a year ago, and it's about $218,000 more than the $309,900 September median for the Lexington area in Consolidated MLS (CMLS) data. But that one number hides the real story: Leesville is two markets in one ZIP code, and which one you shop in changes everything.
I'm Joe Michel, a Realtor with Coldwell Banker Realty on the Patrick O'Connor Team, the #1 Coldwell Banker team in South Carolina. Here's how I'd size up Leesville for a buyer this fall, using real numbers.
Where is Leesville, and why is it two markets?
Leesville sits on the western edge of Lexington County, roughly 30 to 35 miles west of downtown Columbia. The historic town of Batesburg-Leesville anchors one end of the area. The other end runs north to the southwestern shoreline of Lake Murray, where you'll find waterfront communities like Harbour Watch.
That split shows up in every data set. Look at what sold in 29070 in September, per Redfin:
- 165 Harbour Watch Blvd sold for $532,000 (3 bedrooms, 2,217 sq ft).
- 168 Harbour Watch Blvd sold for $475,000 (3 bedrooms, 2,194 sq ft).
- 5455 Two Notch Rd sold for $255,000 (3 bedrooms, 1,323 sq ft).
- 1409 Windmill Rd sold for $165,000 (2 bedrooms, 896 sq ft).
Same ZIP, same month, more than a 3x spread in price. When lake homes make up a bigger share of a month's sales, the median jumps. That's a big reason the 29070 median is up 19.4% and the price per square foot is up 24.2% to $262.
Realtor.com's numbers show the same gap from a different angle. In September 2026, Leesville's median *listing* price was $650,000, but the median *sold* price was $370,950, up less than 1% from last year. Lake listings pull the asking prices up. The sales that actually close are spread across a much wider range.
How competitive is the Leesville market right now?
Not very, and that's good news if you're buying. Redfin gives 29070 a Compete Score of 42 out of 100, lower than central Lexington's 55. Here's the rest of the picture for the three months ending September 2026:
- 31 homes sold in September, down from 36 a year earlier.
- Median days on market: 70, compared with 28 days last year.
- Sale-to-list price: 96.6%.
- Only 6.7% of homes sold above list price, down 7.2 points.
- 44.8% of listings had a price drop, up 11 points.
Realtor.com calls Leesville a buyer's market, with homes selling an average of 3.66% below asking. Nearly half the listings have cut their price, and homes are sitting more than twice as long as last year. One sale on Horse Creek Road shows what that looks like in practice: it listed at $195,900, sat 148 days, and closed at $175,000, about 11% under list.
The exception is the well-priced, move-in-ready home. Redfin says "hot homes" in 29070 still go pending in about 28 days at roughly list price. Good homes still sell. Overpriced ones wait.
Is inventory growing in Leesville?
Yes, quickly. Realtor.com counted 110 active listings in Leesville in September 2026, up 28% from a year earlier, and 108 in the 29070 ZIP alone. The median days on market there was 79 days at the ZIP level.
On the lake itself, inventory has grown even faster. CMLS data for the Lexington side of Lake Murray (Area 23), reported by Hubrec, shows 36 homes available in September, up 56.5% from last year. Year to date, that shoreline has seen 58 sales at a $932,500 median, with sellers getting about 94.2% of list price. Leesville lake homes generally sit well below that median, which is part of the appeal. You get Lake Murray access in Lexington County without paying Lexington-shoreline prices.
What does a Leesville home cost per month at 7.40% rates?
Freddie Mac's weekly survey had the 30-year fixed rate at 7.40% on October 15, 2026, unchanged from the week before and up from 6.27% a year ago. Here's the principal-and-interest math on a 30-year loan at that rate:
| Purchase price | Down payment | Approx. monthly P&I | |---|---|---| | $255,000 (recent in-town sale) | 5% | about $1,677 | | $370,950 (Leesville median sold) | 5% | about $2,440 | | $370,950 (Leesville median sold) | 20% | about $2,055 | | $528,345 (29070 median sale) | 20% | about $2,927 |
Taxes, homeowners insurance, mortgage insurance and any HOA dues come on top, so get a full quote from your lender. Waterfront homes can also carry higher insurance and dock maintenance costs, so price those in early.
What about schools?
Leesville homes can fall into different districts depending on the address. Much of the area is served by Lexington County School District Three (Batesburg-Leesville schools), and some addresses closer to Gilbert and the lake are zoned for Lexington District One schools. Redfin's list for 29070 includes Rocky Creek Elementary and Lake Murray Elementary (both rated 9/10 by GreatSchools), Deerfield Elementary (7/10), and Gilbert and Pleasant Hill Elementary (6/10). Realtor.com rates Gilbert High a 7/10 and Batesburg-Leesville High a 5/10.
Attendance lines follow streets, not ZIP codes. Always confirm the zoned schools for the exact address with the district before you write an offer.
Are there risks a Leesville buyer should check?
Yes. These are the ones I'd look at first:
- Wind and storms. Redfin's First Street data rates 92% of 29070 properties at major risk of a severe wind event over 30 years. Look at roof age, tree cover and insurance quotes before you commit.
- Flood zones. Flood risk is rated minor, with about 2% of properties (242 homes) at risk of severe flooding over 30 years. On the lake, pull the FEMA map and check the lot's elevation.
- Lake rules. Dock permits and shoreline work on Lake Murray are regulated. Confirm the dock is permitted and find out what you're allowed to build or change before you buy.
- Well, septic and rural systems. Many homes outside town use a well and septic. Add those inspections to your home inspection.
- Pricing on stale listings. With 44.8% of listings cutting price, don't anchor on the asking price. Have your agent pull the actual closed comps.
Who is Leesville a good fit for?
From what the numbers show, Leesville makes the most sense for:
- Lake buyers on a budget who want Lake Murray access in Lexington County without the $900,000-plus Lexington-shoreline median.
- Buyers who want land and a slower, small-town pace.
- Remote workers and retirees who don't need a daily commute to Columbia.
- Patient buyers who are willing to negotiate in a market where most homes sell under asking.
It's probably not the best fit if you need a short commute into Columbia or want dining and shopping close by. If that matters, compare it with neighboring areas like Gilbert or Red Bank.
How should I make an offer on a Leesville home this fall?
Start with the listing's history. A fresh, well-priced home near the water can still draw a quick offer near list. A home past the 70-day median, or one that's already cut its price, usually leaves room to ask for a lower price, closing-cost help or repairs.
Joe Michel's team pulls the recent closed sales for that exact street or lake cove before you write anything, because a ZIP-wide median that mixes $165,000 cottages with $500,000-plus lake homes won't tell you what a specific house is worth. If you want to see how we read those comps, my post on how to read a CMA walks through it.
