How Do I Read a Comparative Market Analysis (CMA) in Lexington, SC in 2026?
In September 2026, Lexington and surrounding areas (CMLS Area 11) closed 146 sales at a median of $309,900, while 506 homes sat available and the average listing took 52 days to sell. That mix is why a comparative market analysis matters more than a Zillow or Redfin estimate…
In September 2026, Lexington and surrounding areas (CMLS Area 11) closed 146 sales at a median of $309,900, while 506 homes sat available and the average listing took 52 days to sell, according to the Hubrec CMLS report posted October 13. Sale-to-list still landed at 98.5%. That mix is why a comparative market analysis matters more than a Zillow or Redfin estimate: price right and you still get close to asking; price from a headline median and you sit while buyers tour the other 505 options.

Here's how to read a CMA the way we actually use one with buyers and sellers in Lexington, Chapin, Irmo, and around the lake.
What is a CMA, and how is it different from an online estimate?
A comparative market analysis is a side-by-side of homes that are similar to yours (or to the home you want to buy), pulled from recent MLS activity. It is not an appraisal. An appraisal is a lender's formal valuation after a contract. A CMA is the working tool your agent uses before you list or before you write an offer.
Online estimates (Zestimate, Redfin Estimate, and similar) can be useful as a rough range. They are not a substitute for matched comps. In Lexington alone, Redfin's city median for the three months ending September 2026 was $339,838, while Area 11's September median was $309,900. Both can be "right" for different geographies and mixes. Your CMA should explain which number applies to *your* street, not average them into one guess.
Which comps belong in a Lexington CMA?
A useful Midlands CMA usually includes three buckets:
- Recently sold — the backbone. Prefer closed sales in the last 60–90 days in the same neighborhood or a true peer subdivision in Area 11.
- Active listings — your competition today. With 506 homes available in September Area 11 (up 19.3% from a year earlier), actives show what buyers can choose instead of you.
- Pending / under contract — the freshest demand signal. Price is often withheld until close, but days on market and list price still tell you what buyers accepted.
Filter ruthlessly. A 1990s ranch in Oak Grove is not a clean comp for a 2022 build near Lake Murray, even if both are "Lexington." Match beds, baths, square footage, lot, age, condition, and lake access or HOA when those features drive price. If you only have three clean solds, say so — thin data is still better than padding the sheet with junk comps.
For sellers, we walk through this same logic when we price a home to sell. For buyers, the same sheet tells you whether list price is aspirational or grounded.
How do I read list-to-sale ratio and days on market on the CMA?
Two columns do most of the talking.
List-to-sale (or sale-to-list). Area 11 sellers received 98.5% of list in September and 98.8% year to date. Redfin's Lexington city read was 98.7% over the last three months, with 12.2% of homes selling above list and 43.1% taking a price drop. If your CMA's sold comps closed at 97–99% of their final list, a day-one list aimed at that band is realistic. If several comps sat, cut price, then closed near the new number, the first list was the mistake — not the market.
Days on market. September Area 11 averaged 52 days (up from 37 a year ago). Redfin's Lexington city median was 41 days (up from 28). Year to date, Area 11 is at 46 days. On a CMA, compare *your* subject to comps that moved in the first two weeks versus ones that lingered past 45–60 days. That gap is usually price, condition, or both — not "fall is slow" as a blanket excuse. More on that pace in Are Homes Taking Longer to Sell in Lexington, SC in Fall 2026? and in our first 14 days on market playbook.
Rough supply math: 506 actives ÷ 146 September closings ≈ 3.5 months of supply. That is more balanced than the frenzy years, which is why comps and presentation matter again.
Why can price per square foot mislead me?
Price per square foot is a shortcut, not a verdict. A finished basement, a dock-eligible lot, a pool, or a 2024 kitchen can move $/sqft more than a 200-square-foot difference. Redfin puts Lexington city near $168 per square foot in its latest three-month window — useful context, dangerous if you multiply it by your heated square footage and call that "market value."
On the CMA, use $/sqft to spot outliers, then read the footnotes: renovations, lake proximity, new construction premiums, and seller concessions. At Freddie Mac's 7.40% 30-year average as of October 15, 2026 (unchanged from the prior week; 6.27% a year ago), buyers often ask for closing-cost credits or rate buydowns. A sold at "$X" may have netted less after credits — ask how the deal was structured. See Can I Ask for Closing Cost Credits When Buying in Lexington, SC in 2026?.
How do buyers use a CMA before they write an offer?
Buyers should walk into an offer with three numbers from the CMA:
- Likely close range based on solds, not the seller's list
- Where this listing sits vs actives (same beds/baths/price band)
- Leverage signals: days on market, prior price cuts, and how many similar homes are available
With Area 11 inventory up and September sales down 26.3% year over year, many listings leave room to negotiate on price *or* terms. That does not mean lowball every house. Hot comps that went pending fast still want clean terms and a real number. Average homes that have been sitting invite a tighter read on credits, inspection timelines, and appraisal language. How do sellers use a CMA to set a day-one list price?
Sellers should treat the CMA as a launch plan, not a hope chart.
- Weight recent solds heaviest.
- Price to be the best option among current actives, not above them.
- Aim for early traffic. Homes that miss the first two weeks of exposure often join the 43.1% of Lexington listings that end up cutting price.
- Revisit the CMA if a peer listing goes pending or a new competitor hits the market at a lower number.
When pricing is honest, Midlands homes still trade near asking — 98.5% list received in September Area 11 is the proof. When pricing is "test the market," you donate your best showing window. What should I ask my agent when they present the CMA?
- Which comps are sold vs active vs pending, and why each one made the cut?
- What would you exclude, and why?
- Adjusted value range for my home (or target), not just raw averages?
- At current rates near 7.40%, how are credits or buydowns showing up in recent closed deals?
- If we list (or offer) at the top of the range, what has to be true about condition and marketing?

FAQ
Is a CMA the same as an appraisal in South Carolina?
No. A CMA is an agent's market opinion for listing or offer strategy. An appraisal is ordered by a lender after you are under contract and follows a separate set of rules. Do not treat a CMA as a loan appraisal.
How recent should the sold comps be?
Prefer the last 60–90 days when volume allows. In slower pockets, you may need to stretch further back, then weight newer sales heavier. September Area 11 had only 146 closings, so neighborhood depth varies week to week.
Why does Redfin's Lexington median disagree with Area 11?
Different footprints. Redfin's city of Lexington three-month median was $339,838 ending September 2026. CMLS Area 11's September median was $309,900 and covers Lexington plus surrounding areas. Your CMA should pick the geography that matches the house, not blend incompatible averages.
Do Lexington homes still sell near asking price in fall 2026?
Yes when priced to the comps. Area 11 sellers received 98.5% of list in September; Redfin's Lexington city sale-to-list was 98.7%. The homes that miss are usually the ones fighting inventory instead of matching it.
How often should we update the CMA?
Before you list, before you counter a serious offer, and whenever a nearby comp sells or a competing listing cuts price. With roughly 3.5 months of Area 11 supply and 52-day average market time in September, the sheet goes stale faster than it did in 2021–2022.
