How Much Home Inventory Do Lexington, SC Buyers Have in October 2026?

Hubrec’s latest CMLS Lexington Area 11 update still shows 517 homes available — up 32.9% from a year earlier — while Realtor.com’s September 2026 Lexington read lists about 1,083 active listings and Redfin scores the city a Compete Score of 60 (“somewhat competitive”). That is the October 2026 Midlands inventory story in one breath: more selection than last year, not a flooded fire sale. Buyers in Lexington, Chapin, Irmo, and around Lake Murray finally have real choices. Sellers who price right still win.

I am Joseph Michel, a Realtor with The Patrick O’Connor Team at Coldwell Banker Realty, the #1 Coldwell Banker team in South Carolina. SC license 130259, based at 607 Columbia Ave in Lexington. Joe Michel’s team helps buyers and sellers across luxury homes, Lake Murray lakefront, new construction, and investment properties. Here is how we read the inventory numbers clients are shopping against this first weekend of October — not a national headline about “the market.”

Why does inventory matter more than the headline “buyer’s market” label?

Inventory is the raw count of homes you can actually tour. Months of supply is that count divided by how fast homes are selling. Labels like “buyer’s market” and “seller’s market” are shortcuts — and they get misused.

Use three lenses at once:

  • CMLS Area 11 (Hubrec, August 2026 as of Sep 10): 517 actives (+32.9% YoY). August closed 177 homes. Rough math: 517 ÷ 177 ≈ 2.9 months of supply. Classic “balanced” textbooks often point nearer 5–6 months. We are better stocked than 2024–early 2025, still tighter than a soft buyer’s market.
  • Realtor.com Lexington (as of September 2026): 1,083 actives (+5.74% YoY; +2.14% MoM), median DOM 45, sale-to-list about 99%, labeled a balanced market.
  • Redfin Lexington city (three months ending August 2026, page live Oct 3): Compete Score 60, median sale $336,028 (−12.0% YoY), median DOM about 36, sale-to-list 98.6%, about 35.9% of homes showing a price drop.

Different geographies, same direction: selection is up, competition is moderate, and well-priced homes still clear near ask. How much selection do buyers actually have in October 2026?

More than last fall — and it shows up on the calendar.

Area 11’s 247 August new listings (+19.3%) fed that 517-home shelf. Realtor.com’s 1,083 citywide actives are not the same geography as Area 11, which is why Joe Michel’s team never quotes one number as “the Midlands inventory.” City of Lexington, ZIP 29072 vs 29073, Chapin, Irmo, and Lake Murray waterfront each behave differently. City-vs-county price lenses: Why Do Lexington City and Lexington County Home Prices Differ in 2026?.

What that selection feels like on a Saturday:

  • You can compare three or four similar floor plans in the same price band instead of racing one lonely listing.
  • Overpriced homes sit — Redfin’s 35.9% price-drop share is the receipt.
  • Right-priced homes still move. Redfin’s average path is about 1% under list and pending nearer 41 days; hot homes can clear near list in about 20 days with roughly two offers in the mix — not ten.

Fall timing still favors prepared buyers who stay flexible on street and finish level. See Is Fall a Good Time to Buy a Home in Lexington, SC in 2026?.

What do 7%+ mortgage rates do to that extra inventory?

Freddie Mac’s Primary Mortgage Market Survey printed a 7.28% average 30-year fixed as of October 1, 2026 — up from 7.03% the prior week and from about 6.34% a year ago. The 15-year averaged 6.60%.

Payment math on a $336,028 median (20% down, loan about $268,800, principal and interest only):

  • At 6.34% (year-ago PMMS): about $1,671/mo
  • At 7.03% (late September week): about $1,794/mo
  • At 7.28% (Oct 1): about $1,839/mo

That is roughly $168/mo more than the year-ago print on the same loan amount — before taxes, insurance, and HOA. Extra inventory helps you shop. It does not erase the payment. Builders lean on buydowns and credits for that reason; resale sellers lean on price and concessions when the home has sat. What should sellers do when buyers have more choices?

More actives means your competition is not last year’s sparse shelf — it is the other 516 (or 1,082) doors a buyer can open this weekend.

Joe Michel’s team’s October playbook for Midlands sellers:

  1. Price to the solds, not your neighbor’s ask. Area 11 still posts about 98.9% list-to-sale and Redfin city about 98.6%. Deep lowballs fail on sharp numbers; fantasy list prices feed the 35.9% price-drop pile.
  2. Launch clean. Photos, pre-list repairs, and a clear day-one number beat a soft price that “leaves room.”
  3. Watch the first two weeks. If traffic is quiet while similar homes go pending nearer Redfin’s 20–41 day window, adjust — do not wait for holiday inventory to bury you.
  4. Know your micro-market. A Lake Murray waterfront, a Chapin school-zone plan, and a Lexington townhome do not share one months-of-supply story.

What should buyers do with this October shelf?

Selection without a plan just means more open houses and the same undecided Tuesday.

  1. Get fully underwritten. At 7.28%, sellers and listing agents trust proof over pre-approval theater.
  2. Tour with a scorecard. Condition, street, commute, schools, HOA, and true monthly payment — not just sticker vs Redfin’s $336K city median or Hubrec’s $314K Area 11 YTD median.
  3. Negotiate where the data supports it. Price drops, longer DOM, and thin traffic invite credits and repairs. A fresh, well-priced listing with a Compete Score neighborhood still near 60 does not.
  4. Keep protections. More inventory is not a reason to waive inspection or appraisal blindly. Start here: How Do I Buy a Home in Lexington, SC in 2026?. Buyer search hub: scmidlandsagent.com/buyer.

How does Joe Michel’s team use inventory numbers with you?

We do not pretend one agent personally walks every active listing every Saturday. Joe Michel’s team at Coldwell Banker Realty / The Patrick O’Connor Team pulls live CMLS counts, price-drop share, days on market, and nearby solds for Lexington, Chapin, Irmo, Gilbert, and Lake Murray. We tell buyers when 517 Area 11 actives actually expand their options — and when a Compete Score 60 street still needs a sharp first offer. We tell sellers when the shelf behind them means a trim today beats a bigger cut in November.

FAQ: Lexington, SC home inventory in October 2026

Is Lexington a buyer’s market because inventory is up?

Not in the classic sense. Area 11’s roughly 2.9 months of supply from August’s 517 actives and 177 closings is higher than last year, still below the textbook 5–6 month soft market. Redfin’s Compete Score 60 and 98.6% sale-to-list say prepared buyers have room — not free rein.

Why do Hubrec and Realtor.com show different inventory counts?

Different maps. Hubrec’s 517 is CMLS Area 11. Realtor.com’s 1,083 is a broader Lexington city/market lens. Joe Michel’s team always names the geography before quoting a number.

Does more inventory mean prices will keep falling?

Redfin’s three-month city median is $336,028 (−12.0% YoY); Hubrec’s Area 11 YTD median is basically flat at $314,000 (−0.3%). Inventory pressure shows up first in price drops and days on market, not in a single dramatic collapse. Micro-markets diverge — Lake Murray waterfront is not a starter ZIP on 29073.

Should I wait for even more listings this fall?

Maybe if you need a rare floor plan and can rent flexibly. Waiting for “more inventory” while locked out of a home you already love, at a payment you can carry at 7.28%, is usually the expensive choice. Shop the shelf that exists.

How do I find out what my Midlands home would compete against right now?

Ask for a live CMA against current actives and recent solds — not a Zestimate screenshot. Joe Michel’s team runs that for Lexington, Chapin, Irmo, and Lake Murray sellers every week.
