Thirty days on market is healthy. It is not automatic. Waterfront and luxury still take longer because the buyer pool is smaller. A $1.1 million custom across from the lake and a $330,000 Lexington resale are not the same assignment.

So — is now a good time to sell?

Yes, if you need to move, you will price to July comps, and you will let the house be shown like a product.

Not yet, if you need a 2022 peak number to make the next purchase work, or the house is not ready for photographs.

A 6.5% higher median and 98.7% of list is a seller's market with manners. You still have leverage. You no longer have infinite patience from the other side of the table.
