What Mistakes Do First-Time Home Buyers Make in Lexington, SC in 2026?

A Lexington home at Redfin's three-month median price of $336,028, bought with 5% down at Freddie Mac's 7.28% 30-year average from October 1, runs about $2,184 a month in principal and interest alone. A year ago, at 6.34%, the same loan would have been about $1,984. That $200-a-month gap is why first-time buyers in Lexington have less room for mistakes this fall, and also why the right moves matter more than ever.
I'm Joseph Michel, a Realtor with The Patrick O'Connor Team at Coldwell Banker Realty, the #1 Coldwell Banker team in South Carolina (SC license 130259, 607 Columbia Ave in Lexington). I work with buyers and sellers across Lexington, Lake Murray, and the SC Midlands, and I came into real estate as an investor first. The mistakes below are the ones I see most often with first-time buyers, along with what to do instead.
Is it actually harder to be a first-time buyer in 2026?
Nationally, yes. The National Association of Realtors' 2025 Profile of Home Buyers and Sellers found first-time buyers made up a record-low 21% of all purchases, and the typical first-time buyer was 40 years old. Their median down payment was 10%, the highest since 1989.
Locally, the picture is more mixed, and better for buyers than the headlines suggest. CMLS data for Lexington Area 11 (via Hubrec's August update) shows 517 homes for sale, up about 33% from a year ago. Redfin shows homes taking a median of 36 days to sell, up from 25 last year, and 35.9% of homes cutting their price. Payments are high, but first-time buyers have more choices and more negotiating room than they've had in years. The mistakes come from not using that room.
Mistake 1: Why is shopping before running the payment math a problem?
Most first-time buyers start on Zillow and work backward to the budget. That's backward in a 7%-plus rate market. A "preapproval" that only says what a lender will lend tells you nothing about what you're comfortable paying every month.
What to do instead:
- Get a full preapproval, with income and assets actually verified, before touring.
- Ask your lender for the full monthly payment (principal, interest, taxes, insurance, PMI, and any HOA dues) at two or three price points.
- Decide your ceiling on the payment, not the price.
At 7.28%, every $10,000 of price adds roughly $65 a month in principal and interest at 5% down. Knowing that number keeps you from falling for the house $40,000 over your comfort zone.
Mistake 2: Are first-time buyers leaving down payment help on the table?
Often, yes. SC Housing's Homebuyer Program offers $10,000 in down payment assistance as a 0% interest, no-payment second loan that's fully forgiven if you stay in the home for 15 years. It can cover down payment, closing costs, and prepaids.
For Lexington County in 2026–2027, SC Housing lists:
- Income limits of $95,800 for a 1–2 person household and $110,170 for 3 or more
- A home price limit of $450,000
- An eligibility rule that you're a first-time buyer, or haven't owned a principal residence in the past three years
There are strings. The assistance can't be used to cover an appraisal gap, and if you sell or refinance before the 15 years are up, it isn't forgiven. SC Housing's Palmetto Home Advantage program has a higher statewide income limit of $140,000 with a 10-year forgiveness term. The mistake isn't picking or skipping these programs. It's never asking. Ask your lender whether they're an approved SC Housing lending partner before you lock a loan.
Mistake 3: Should first-time buyers offer full price to compete?
Not automatically. Redfin shows Lexington homes selling at 98.6% of list price on average, with only 14.8% selling above list. The typical home goes pending in about 41 days, and only the "hot" ones go near list in about 20.
That means your offer should come from the comps for that exact house, not from fear. A home that's been sitting 45 days with a price cut is a different negotiation than a fresh listing in a great Lexington One neighborhood. Mistake 4: Is waiving the inspection a smart way to win?
Almost never for a first-time buyer. You likely don't have a repair fund sitting next to your down payment, and a surprise HVAC, roof, or crawlspace moisture issue in your first year can hit hard.
With inventory up a third over last year, most Lexington buyers don't need to waive protections to get a house. Keep your inspection and due-diligence period. Keep your financing protection unless your lender and your agent both agree it's safe. If you need to sharpen an offer, shorten timelines instead of giving protections away. Mistake 5: What's the South Carolina property tax mistake first-time buyers make?
Forgetting to apply for the 4% legal residence assessment. In South Carolina, an owner-occupied primary home can be assessed at 4% of market value instead of the 6% rate used for rentals and second homes. Lexington County's assessor says this saves more than one-third of the tax bill compared with 6%.
It is not automatic. You have to apply, and the county says the application must be filed before the first penalty date for the first tax year you claim it. After closing, file with the Lexington County Assessor (212 South Lake Drive, Lexington, or through the county's online legal residence application). It's one of the easiest money-saving steps in the whole process, and one of the most commonly missed.
Mistake 6: Do first-time buyers skip the "boring" checks on the house and area?
All the time. The kitchen photos sell the house. The details you'll live with for years are less exciting:
- Schools. Lexington has several districts and attendance lines can split neighborhoods. Verify the assigned schools with the district for that exact address, not a listing or a website.
- Flood risk. Redfin's Flood Factor shows about 3% of Lexington properties at risk of severe flooding over 30 years. That's a small share, but if your house is in it, insurance and resale both change. Check before your due diligence ends.
- Commute. Drive it at rush hour. Sunset Boulevard and I-20 at 7:45 a.m. are a different experience than on a Sunday tour.
- HOA rules. Read the covenants and the dues history before you're under contract, especially if you have a boat, a work truck, or plans for a fence.
Mistake 7: Is it a mistake to put every dollar into the down payment?
It can be. NAR's typical first-time buyer put down 10%, but a bigger down payment isn't always better if it leaves you with no cushion. Closing costs, moving, a fridge, and the first repair all show up within months. Talk with your lender about the tradeoff between a bigger down payment and keeping a few months of reserves, and remember that seller credits or SC Housing assistance may cover part of your closing costs.
