What Is the Median Home Price in Chapin, SC in 2026?

Chapin's median home price was $385,000 in September 2026, based on 61 closed sales in Hubrec's monthly Chapin report. That's down 1.9% from $392,500 last September. But the year-to-date median is $395,000, up 1.9%, and there are now 225 homes for sale, up 31.6% from a year ago.

So prices are holding, and buyers have a lot more to choose from than they did last fall. Here's what the numbers mean whether you're buying or selling in Chapin, and how Chapin stacks up against Irmo, Lexington and the lake.

What is the median home price in Chapin right now?

It depends on which yardstick you use, so here are both:

  • Hubrec's Chapin report (September 2026): median $385,000 on 61 sales. Year to date through September: $395,000 on 557 sales.
  • Redfin, ZIP code 29036 (three months ending September 2026): median sale price $427,542, up 0.8% from a year ago, at $176 per square foot (up 11.4%).

Why the gap? The 29036 ZIP code covers a wide area, including a lot of Lake Murray and larger newer homes, and Redfin uses a three-month window. A single month can swing based on which homes happened to close. For a typical Chapin home off the water, I'd anchor on the high $300s. For anything with lake access, you're in a different market entirely (more on that below).

My take: the one-month dip doesn't mean Chapin values are falling. The year-to-date median is up about $7,250 over 2025, and price per square foot is up on Redfin. What's changed is how much competition sellers face.

Are Chapin home prices going up or down in 2026?

Mostly flat to slightly up. Year-to-date, the median rose from $387,748 to $395,000. September alone came in 1.9% lower than last year, and Redfin's three-month number is up 0.8%.

That's a steady market, not a falling one. What isn't steady is inventory. When the number of homes for sale jumps almost a third in a year while sales slip, prices don't usually crash, but sellers have to price sharper and buyers get more room to negotiate. That's exactly what we're seeing.

How many homes are for sale in Chapin?

Hubrec counted 225 active listings in September, up from 171 a year ago. With 557 sales over the first nine months (about 62 a month), that works out to roughly 3.6 months of supply.

For context, about six months of supply is usually called a balanced market. Chapin isn't there yet, but it's a big move from the tight years when buyers were fighting over every decent listing.

How long does it take to sell a home in Chapin?

Hubrec's September number was 54 days on market, up from 39 days last September. Redfin's three-month median for 29036 was 52 days, which is actually down from 74 a year ago.

Those two numbers measure different things (one month vs. three, Chapin vs. the whole ZIP code), so don't read too much into the direction. The practical takeaway is the same: plan on roughly seven to eight weeks from list to contract for a typical home. Redfin says its "hot" homes in 29036 go pending in about 20 days at around list price, while the average home goes pending in about 52 days at about 2% below list.

The difference between those two groups usually comes down to price and condition on day one.

How much negotiating room do Chapin buyers have?

More than they've had in a while. Redfin's numbers for 29036:

  • 98.3% average sale-to-list price
  • 43.6% of homes had a price drop, up 2.3 points
  • 14.9% still sold above list, up 4.6 points
  • Compete Score of 58 out of 100 ("somewhat competitive")

On a $385,000 home, selling at about 2% below list means a price around $377,300. Price alone isn't the only lever, though. With homes sitting longer, I'm seeing more room on closing-cost credits, repairs after inspection and rate buydowns. The well-priced, move-in-ready homes still move fast and still draw strong offers, and some go over list. The overpriced ones are the ones taking cuts.

What would a monthly payment be on a median Chapin home?

Freddie Mac's 30-year fixed rate averaged 7.32% as of October 22, 2026, down from 7.40% the week before but up from 6.19% a year ago. Here's principal and interest on a $385,000 home:

  • 20% down ($308,000 loan): about $2,116 a month at 7.32%, vs. about $1,884 at last year's 6.19% (about $231 more).
  • 5% down ($365,750 loan): about $2,512 a month at 7.32%.

Property taxes, homeowner's insurance, any HOA and mortgage insurance are on top of that. That year-over-year payment jump is a big reason homes are sitting longer, and it's also why seller credits toward a rate buydown can be worth more to a buyer than a straight price cut. I walk through that math in how to use seller credits to buy down your rate.

How does Chapin compare to Irmo, Lexington and Lake Murray?

Using September 2026 numbers:

  • Irmo (CMLS Area 1, Hubrec): median $277,750, 368 homes available, 64 days on market, 98.8% of list received.
  • Lexington (CMLS Area 11): median $309,900.
  • Chapin (Hubrec): median $385,000, 225 active, 54 days on market.
  • Lake Murray, Irmo/Chapin side (Hubrec): median $727,500, 49 active; year-to-date median $732,500.

Chapin costs more than Irmo or Lexington, and buyers pay that for the schools, the small-town feel and being close to the lake without paying lake prices. Once you go waterfront, the price roughly doubles. If you're weighing the two towns, read should I buy in Chapin or Lexington, and for the water itself, are Lake Murray home prices going down.

What should Chapin sellers do in this market?

Price for the market you're in, not the one from two years ago. With 225 homes to choose from, buyers compare everything. A few things that are working for our team right now:

  1. Price right in the first two weeks. That's when you get the most showings. A price cut on day 45 gets less attention than the right price on day one.
  2. Fix the obvious stuff first. Paint, lighting, landscaping and small repairs show up in photos and inspection reports.
  3. Be ready to talk credits. A rate buydown can bring in buyers who are stuck on the monthly payment.

When the price and prep are right, Chapin homes still move. Our team listed 145 Bay Pointe Drive, a Lake Murray waterfront home in Chapin, at $1.15 million on September 28, and it went under contract in 13 days. It has since sold. I broke down how in this case study. You can see more of what the team has closed on the Patrick O'Connor Team recently sold page and grab our seller resources.

What should Chapin buyers do right now?

Get pre-approved, then use the extra inventory. You've got more choices and more time to do inspections than buyers did a year or two ago. Go in with a fair offer backed by recent sales, and ask for credits where they make sense. Just don't assume every home is negotiable. The ones priced right and in great shape still draw multiple offers. Our buyer resources are a good place to start.
