Lake Murray waterfront and water-access homes on the Irmo/Chapin side sold for a year-to-date median of $732,500 through September 2026, up 10.8% from last year, according to Hubrec's September lake report. Chapin as a whole, lake and off-lake together, sold for a median of $395,000 over the same stretch.
That's roughly a $337,500 gap, and it's the whole reason this question matters. I'm Joe Michel with the Patrick O'Connor Team at Coldwell Banker Realty, and when buyers tell me they want "the lake," my first question is always the same: do you need to wake up on the water, or do you need to get on the water? Those are two different budgets.
What's the difference between lakefront and lake-access on Lake Murray?
Lakefront (or waterfront) means your lot touches the lake. You can usually have your own dock, subject to Dominion Energy's shoreline permitting, and you look at the water from your house.
Lake-access means your home is near the lake and you have a way to get on it that isn't your own shoreline. That could be a neighborhood boat ramp, a community dock or boat slips, a marina membership, or a short drive to a public landing. You might see the water through the trees, or not at all.
A few terms to watch for in listings:
- Deep water vs. shallow water: Lake Murray's level is lowered in the winter, so a lakefront lot in a shallow cove can sit on mud for part of the year.
- Big water vs. cove: Big-water lots get the views and the wind; cove lots are calmer for swimming and kayaks.
- Dock permit status: Is there a dock already, and is the permit in order? Can you add a ramp or a second slip?
- "Lake view" or "lake community": Read carefully. These can mean anything from a deeded slip to a neighborhood that happens to be near the water.
How much more does lakefront cost than lake-access in 2026?
Here's what the public numbers show, and what they don't.
| Market (September 2026 reports) | YTD median | YTD closings | | --- | --- | --- | | Lake Murray Irmo/Chapin, waterfront and water-access (Hubrec) | $732,500 | 75 | | Lake Murray Lexington side, CMLS Area 23 (Hubrec) | $932,500 | 58 | | Chapin overall (Hubrec) | $395,000 | 557 | | Greater Lexington, CMLS Area 11, September median (Hubrec) | $309,900 | 146 in Sept |
On the Lexington side, the lake median of $932,500 is about three times the Area 11 median. On the Irmo/Chapin side, the lake segment runs about 1.85 times the Chapin median.
What the reports don't do is split lake-access homes out on their own. Hubrec's Irmo/Chapin lake report groups waterfront and water-access homes together. So I won't put a made-up "lake-access median" in front of you. What I can tell you from pulling comps is that lake-access homes almost always price between those two lines: above the off-water median for the same town, and well below true frontage. If you're serious about a particular neighborhood, Joe Michel's team can pull the actual sold comps for that community.
What does the monthly payment look like?
Using Freddie Mac's 30-year average of 7.24% (October 29, 2026) with 20% down, principal and interest only:
| Price | Loan | P&I per month | | --- | --- | --- | | $309,900 (Area 11 median) | $247,920 | about $1,690 | | $395,000 (Chapin YTD median) | $316,000 | about $2,154 | | $732,500 (Irmo/Chapin lake YTD median) | $586,000 | about $3,994 | | $932,500 (Area 23 lake YTD median) | $746,000 | about $5,084 |
Taxes, homeowners insurance and any flood insurance come on top. Going from the Chapin median to the Irmo/Chapin lake median adds about $1,840 a month in principal and interest alone. That's the number to weigh against what a marina slip, a community ramp, or a boat lift at a neighborhood dock would cost you.
When is lakefront worth the premium?
Lakefront makes sense when the water is the point of the house, not a weekend hobby. I'd lean lakefront if:
- You'll be on the water most weeks from spring through fall, and loading a boat at a ramp would wear thin.
- The view is what you're buying. Nothing off the water replaces looking at the lake from your kitchen.
- You want your own dock and lift, and the ability to keep a bigger boat in the water.
- You're thinking long term. Hubrec's lake segment has been appreciating faster than Chapin overall this year (10.8% YTD vs. 1.9%), and the supply of shoreline is fixed.
A current example from our team: 1305 Rock Island Road on Shull Island in Gilbert is offered at $1,699,000 with 2.6 acres, 219 feet of frontage, a private dock, a second ramp permit already in hand, and no HOA. That's what true big-water frontage looks like, and it's priced accordingly.
When does lake-access make more sense?
Lake-access is the smarter buy for a lot of families I talk to:
- You want the lake lifestyle on an off-lake budget. Keeping your payment closer to the $2,000s instead of the $4,000s frees up money for the boat itself.
- You use the lake a few times a month. A neighborhood ramp or slip gets you on the water without carrying shoreline you won't use most days.
- You want less upkeep. No seawall, no dock repairs, no shoreline permits to manage yourself.
- You care most about schools and commute. Plenty of lake-access neighborhoods sit in strong Lexington and Chapin school zones with easier drives into Columbia.
One caution: if a community slip or ramp is part of why you're buying, confirm in writing whether it's deeded, assigned, leased, or first-come. Ask what the HOA or slip fee is, whether there's a waitlist, and whether rights transfer to you at closing.
What should I check before buying on or near the lake?
Hubrec's report notes that lake buyers take extra time for dock inspections, shoreline assessments and flood zone reviews, which is part of why lake homes sat 58 days on average in September versus 48 a year earlier. Build that time into your contract:
- Dock and seawall inspection by someone who does docks, not just a general home inspector.
- Dock permit status with Dominion Energy, and whether any expansion you want is allowed.
- Winter water depth at the dock, especially in coves.
- Flood zone and insurance quote before your inspection period ends.
- Septic vs. sewer. Many lake properties are on septic; get it inspected.
- For lake-access: HOA documents covering the ramp, slips, and any fees or waitlists.
Is now a good time to buy on Lake Murray?
Buyers have more room this fall than they did a year ago. Active listings in Hubrec's Irmo/Chapin lake segment are up 40% to 49 homes, which works out to roughly 5.9 months of supply at this year's sales pace. On the Lexington side, Area 23 lake homes have sold at about 94.2% of list year to date. Prices are still rising at the median, but you have more choices and more negotiating room than you've had in a while.
Rates are the other side of it. At 7.24%, every $100,000 you finance costs roughly $681 a month in principal and interest. That's why the lakefront vs. lake-access decision is really a payment decision.
Frequently asked questions
Is lake-access cheaper than lakefront on Lake Murray? Generally, yes. Waterfront and water-access homes on the Irmo/Chapin side had a $732,500 year-to-date median through September 2026 versus $395,000 for Chapin overall. Public reports don't split out lake-access-only sales, so pull comps for the specific neighborhood.
Can I build a dock on a Lake Murray lakefront lot? Docks on Lake Murray need a permit through Dominion Energy, and not every lot qualifies for the dock you might want. Check the permit history and requirements before you're under contract.
Does Lake Murray's water level drop in the winter? Yes. The lake is drawn down seasonally, so a shallow cove lot may lose usable water for part of the year. Ask about winter depth at the dock.
Do lake-access neighborhoods have HOAs? Many do, because the HOA maintains the ramp, docks, or slips. Read the documents to see what you get and what it costs.
How long do Lake Murray homes take to sell right now? Hubrec reported an average of 58 days on market for Irmo/Chapin lake homes in September 2026, up from 48 a year earlier.
