Northeast Columbia had 807 homes for sale at the end of September 2026, up 37.7% from a year ago, according to the Consolidated MLS (CMLS) Area 4 report. That's 221 more homes to choose from than last fall. Yet sellers still got 99.3% of their asking price on average, and the year-to-date median held steady at $289,215. More choice without a price crash is a rare mix, and it makes Northeast Columbia one of the most interesting places to shop in the Midlands right now.
I'm Joe Michel, a Realtor with Coldwell Banker Realty on the Patrick O'Connor Team, the #1 Coldwell Banker team in South Carolina. Here's how I'd size up Northeast Columbia for a buyer this fall, using real numbers.
Where is Northeast Columbia, and what's it like to live there?
Northeast Columbia is the Richland County side of the Midlands, running out from the city along the I-77 and I-20 corridors toward Blythewood and Elgin. Most of it falls in the 29229 and 29223 ZIP codes. You'll find master-planned communities like Lake Carolina, plenty of established subdivisions from the 1980s through the 2000s, newer construction, and shopping and dining around the Killian Road and Clemson Road areas.
Buyers usually come here for three reasons: price, commute access to downtown and the interstates, and schools. Much of the area is served by Richland School District Two. A few of the elementary schools in 29229 carry strong GreatSchools ratings on Redfin, including Bookman Road Elementary (9/10), Lake Carolina Elementary Upper Campus (8/10) and Catawba Trail Elementary (8/10). School lines change, so always verify the zoned school for a specific address.
How much do homes cost in Northeast Columbia in 2026?
Here are the September numbers side by side:
- CMLS Area 4 (Northeast Columbia): median $266,374 in September (down 3.1%), $289,215 year to date (up 0.2%).
- ZIP 29229 (Redfin): median $254,925, down 7.3% from a year ago, with 225 sales.
- ZIP 29223 (Redfin): median $234,931, down 2.2%, with 162 sales.
- CMLS Area 11 (Lexington), for comparison: median $309,900 in September.
So a typical Northeast Columbia home costs about $20,000 to $45,000 less than a typical Lexington home, depending on which number you use. And the range is wide. Recent Redfin-reported sales in 29229 included 103 Kendrick Rd at $195,000 (3 bedrooms, 1,298 sq ft), 213 Elders Pond Dr at $218,500 (3 bedrooms, 1,634 sq ft), 604 March Ln at $255,000 (4 bedrooms, 2,448 sq ft) and 100 Fenrir Dr at $315,000 (3 bedrooms, 2,067 sq ft). In 29223, 224 Mallet Hill Rd sold for $445,000 with 3,627 sq ft.
What would the monthly payment look like?
At the Freddie Mac 30-year average of 7.40% (October 15, 2026), here's principal and interest only. Taxes, insurance, HOA dues and mortgage insurance are extra.
- $266,374 (Area 4 September median): about $1,752 a month with 5% down, or $1,475 with 20% down.
- $234,931 (29223 median): about $1,545 a month with 5% down.
- $309,900 (Lexington median), for comparison: about $2,040 a month with 5% down.
That's roughly $290 a month less than the Lexington median at the same rate and down payment. For a lot of first-time buyers, that gap is the difference between qualifying comfortably and stretching.
Is Northeast Columbia a buyer's market right now?
It's leaning that way, but it isn't a free-for-all. Here's what the data says:
- Supply is up. 807 active listings against about 235 sales a month so far this year works out to roughly 3.4 months of supply. That's still under the six months people usually call a buyer's market, but it's a lot more room than buyers had in 2024 and 2025.
- Price cuts are common. Redfin shows 42.5% of 29229 listings had a price drop, up 7.7 points from last year. In 29223 it was 39.4%.
- Good homes still move. Redfin gives 29229 a Compete Score of 67 out of 100, the highest of the nearby ZIPs it compares. 21.3% of homes sold over list, and well-priced "hot" homes went pending in about 24 days at around full price.
- Pace is steady. CMLS shows 54 days on market in September, flat from a year ago.
My read: the average house gives you room to negotiate, especially if it's been sitting or already had a price cut. The sharp, updated, well-priced house in a good school zone still draws competition, so don't lowball that one.
What should buyers watch out for in Northeast Columbia?
A few things I'd look at closely on any Northeast Columbia home:
- Age of the house. A lot of the inventory was built decades ago. Roof age, HVAC age and the water heater matter more than paint colors. A good inspection and a plan for repairs or credits are a must.
- HOA rules and dues. Communities like Lake Carolina offer amenities, and those come with dues and rules. Read the covenants before you write an offer.
- Wind and weather. Redfin's First Street data rates 29229 at a major wind risk (99% of properties) and a minor flood risk (1%). Get insurance quotes early, before your option period runs out.
- Days on market on the listing itself. If a home has sat past the area's 54-day average, that's your cue to ask for more, whether that's price, repairs or a credit.
How can buyers use today's market to their advantage?
With 807 homes to choose from and price cuts on about four in ten listings, this is a good market to ask for a seller credit instead of only a lower price. On a home in the mid-$200,000s, a few thousand dollars in credit can cover closing costs or help buy down your rate, which often saves more each month than the same money taken off the price. I walk through the math in how to use seller credits to buy down your rate.
If you're weighing Northeast Columbia against its neighbor to the north, check out whether Blythewood is a good place to buy. And if you're torn between a townhome and a single-family home, here's how those two compare on price and payment.
Is Northeast Columbia a good place to sell right now?
Yes, if you price it right from day one. Sellers still received 99.3% of list in September, and year-to-date prices are flat rather than falling. But with 807 homes competing, an overpriced listing gets passed over fast. Our team's recent sales show what tight pricing and strong presentation can do, and a free valuation is the right place to start (see below).
