Read the story, not just the arrows. A 19% drop in the listing median is mostly mix and asking strategy — it is not proof every Cayce house got 19% cheaper overnight. The ZHVI and sold medians cluster in the low-$210Ks, while ask medians sit higher in the mid-$230Ks to high-$240Ks. Buyers who confuse those numbers lowball the clean house and overpay the dated one.
Payment still matters. Freddie Mac's Primary Mortgage Market Survey for the week ending September 10, 2026 put the U.S. 30-year fixed at 6.76% (up from 6.71% the prior week). A lower Cayce price only helps if the payment, taxes, insurance, and condition still pencil.

That is the pocket most buyers compare when they say “west of the Congaree, under Lexington money.”

- West Columbia — Riverwalk / WECO mix; CMLS median $255K with strong 2026 sales momentum.
- Lexington (Area 11) — volume anchor near $312K YTD.

- Chapin — premium suburb near $413K; not a Cayce substitute.

What kinds of Cayce homes are buyers shopping right now?
Cayce is not one subdivision. Treat it like stacked bands inside 29033:
- Established brick and starter / mid-range stock near older Cayce streets — the product that keeps ZHVI and sold medians near the low-$210Ks.
- Subdivision / planned-community product — pockets such as the Avenues of Cayce and River Bluff Estates. Finish, HOA, and lot size push you above the citywide typical value fast.
- Airport-adjacent and larger-lot mix — more land, more condition variance; verify flood map and school assignment before you fall for the photo.
- Value-add / as-is stock — original kitchens, older roofs, estate clean-outs. Those close when price matches work. Do not use a $249K listing median to justify full-retail ask on a five-figure rehab.
Pull the $215K ZHVI and tour only updated subdivision homes and you get sticker shock. Tour only entry ranches and compare them to Chapin or Lake Murray and you are comparing different products. Match the band first.
Is Cayce still a “value” play at 6.76%?
Relative to Lexington and Chapin, yes. Absolute payment comfort depends on down payment, credit, taxes, insurance, and HOA.
Rough framing I use with clients (illustrative, not a lender quote):
- At a $215,000 typical-value band with 20% down, you are financing about $172,000.
- At 6.76% on a 30-year fixed, principal and interest alone lands near the low-to-mid $1,100s per month before escrow.
- Move the same buyer to West Columbia's CMLS $255K median, Lexington's $312K YTD median, or Chapin's $413K median and the payment step is real — even before you talk schools, lot, or finishes.
That is why Cayce stays on first-time and investment short lists. It is a Congaree-side entry with tighter August listing inventory (49 actives, down from 62) and longer marketing times (57 DOM) — balanced, not a fire sale.
Waiting for a crash the sold medians do not show is a strategy I challenge. RealtyTrac's July sold median was essentially flat to slightly up versus August 2025. ZHVI drifted from $211,668 (2025) to $215,187 (June 2026). Listing medians falling harder than solds usually means sellers adjusting asks — not free equity.
What should a Cayce buyer do before writing an offer?
Same discipline I use in Lexington and West Columbia — just different comps.
- Pull solds in the same pocket, last 90 days, adjusted for beds, baths, square footage, lot, updates, and condition. Do not use a Lexington Area 11 median to price a Cayce ranch.
- Count active competition in the same price band this weekend — the August zip count was only 49 actives, so the right house can still draw a crowd.
- Read DOM and price history on the subject listing. At 57 average DOM, sitting is normal; overpricing is still optional.
- Tour with the rate in mind — a pretty kitchen at the wrong payment is still the wrong house at 6.76%.
- Get fully underwritten, not just pre-qualified, before you stretch for a renovated subdivision home.
- Verify school assignment and flood risk on the parcel — Brookland-Cayce / Lexington Two boundaries and Congaree corridor maps are address-specific, not citywide slogans.
