In September, the typical Irmo home took 64 days to sell, according to Consolidated MLS (CMLS) numbers published by Hubrec. That's up from 49 days a year ago. Inventory jumped 32.4% to 368 homes, and new listings were up 50%. Over in the 29063 ZIP code, Redfin says 40.2% of sellers cut their price over the last three months.
That's the market our team took 101 Laurent Way into. The custom Dunbar Builders home in Ascot Estates hit the market on September 1 at $939,500, more than three times Irmo's September median of $277,750. According to the team's case study, it sold in 17 days.
I'm Joseph Michel, a Realtor on The Patrick O'Connor Team at Coldwell Banker Realty, the #1 Coldwell Banker team in South Carolina. Here's what happened, why it worked, and what it means if you own a larger home in Irmo, Chapin or Lexington and you're thinking about selling.
What Was the Irmo Market Like When 101 Laurent Way Listed?
Slower than sellers were used to. Here's the September 2026 snapshot for Irmo from the CMLS report:
- 100 closed sales, down 13% from last September
- 368 homes for sale, up 32.4% (from 278)
- 177 new listings, up 50%
- 64 days on market, up from 49
- $277,750 median price, up 4.9%
- 98.8% of list price received
Redfin's numbers for the 29063 ZIP code tell the same story. The median sale price over the three months ending September was $300,912, up 2%. The average home went pending in about 50 days and sold about 1% under list, and the area's Redfin Compete Score was 62, which Redfin calls "somewhat competitive."
So prices were holding, but buyers had more choice and more time. In a market like that, a big custom home can easily sit, because there are fewer buyers at that price and they shop slowly.
What Made 101 Laurent Way Different From Other Big Homes?
On paper, it's a lot of house: 5 bedrooms, 4 full and 2 half baths, and 5,638 square feet on a 1.06-acre corner lot in one of Irmo's most established luxury neighborhoods. At $939,500, that worked out to about $167 a square foot.
But square footage alone doesn't sell a home at this level. Buyers in this price range compare how a house actually lives. This one had a lot to show:
- A main-level owner's suite
- Dual offices, one opening right onto a screened porch
- A kitchen built for serious cooks and bakers, with a custom baking island and pull-out appliance garage and a large walk-in pantry
- A den with a bar, a gaming or exercise room, and a guest suite upstairs
- Storage everywhere, including dedicated space for holiday décor
- A tree-lined, private lot with pond views, an open-air deck, and a flat backyard with room for a future pool
The team's job was to make sure buyers understood all of that before they ever walked in.
How Did Our Team Market a Luxury Home in a Slower Market?
The team built the marketing around the features buyers at this level actually compare, not just the bedroom count. Here's what that looked like:
1. Professional photography that told the story. The photos weren't just wide shots of empty rooms. They showed the baking island, the office-to-porch connection, the built-ins and the lot.
2. A YouTube video home tour. This was the big one. A video walkthrough lets a buyer spend real time with the layout, see the finishes up close and understand how the rooms connect. That's tough to do with 50 photos on a listing portal. It also puts the home in front of people who aren't searching the MLS yet, like relocating buyers who are still researching Irmo from out of state.
3. Targeted digital marketing. The team pushed the listing and the video to buyers likely to be shopping at this price, instead of waiting for them to find it.
4. Neighborhood context. Ascot Estates has a clubhouse, pool, tennis courts, playground and sidewalks. For a family moving up from a smaller home, that matters as much as the house does.
The result: the home sold in 17 days, in a month when the typical Irmo home took 64.
Did 101 Laurent Way Sell for Full Price?
The final sale price hasn't been made public, so I'm not going to guess. What I can tell you is that the team's case study says it sold in 17 days, and the listing went on the market September 1 at $939,500.

What Would a Buyer Have Paid Monthly at Today's Rates?
Freddie Mac's 30-year fixed average was 7.32% as of October 22, 2026. At the $939,500 list price, the principal and interest (not including taxes or insurance) looks like this:
- 20% down ($751,600 loan): about $5,163 a month
- 10% down ($845,550 loan): about $5,808 a month
Loans at this size are often jumbo loans, so actual rates can be different. The point is that buyers at this price have options and do the math carefully. A home has to clearly earn its number, and this one was presented so it did.
What Can Irmo and Lake Murray Sellers Learn From This Sale?
Price for the market you're in, not the one from 2022. With 368 homes for sale in Irmo and days on market climbing, buyers notice an overpriced listing right away. The ones that sell fast are priced right from day one.
Show how the home lives, not just how big it is. Buyers at $750,000 and up are comparing layouts, storage, outdoor space and lot privacy. Your marketing should answer those questions before the showing.
Use video. A good video tour lets serious buyers mentally move in before they schedule a showing. It also reaches buyers who aren't on Zillow yet.
The first two weeks matter most. A listing gets the most attention right after it goes live. Our team has also seen this with 145 Bay Pointe Drive on Lake Murray, which went under contract in 13 days. For a step-by-step on that launch window, read what sellers should do in the first 14 days on market.
Prep before you list. The sellers here had a home that was ready to show. If yours needs work first, start with how to prepare your home to sell.
What Does This Mean for Buyers Looking in Irmo?
The well-presented, well-priced homes still move fast, even in a slower market. Redfin says "hot homes" in 29063 are going pending in about 20 days, compared to around 50 for the average home. If you're shopping in Ascot Estates, Lake Murray or another sought-after Irmo neighborhood, be ready with a pre-approval and act fast when the right one comes up.
At the same time, 40% of 29063 listings have cut their price, so there's room to negotiate on homes that have been sitting. Our team can help you tell the difference. For more on the area, see Is Irmo, SC a Good Place to Buy a Home in 2026?
